Choosing Your Corner of St. Simons Island

People move to St. Simons for the island. Then they get here and realize it's really several islands in one — and where you land makes a bigger difference than most folks expect.

I live here. So instead of a listing-sheet rundown, here's how I'd walk a friend through the corners of the island and what each one is actually like to live in.

The Pier Village

The south end is the island's front porch. Neptune Park, the fishing pier, the 1872 lighthouse, and a walkable cluster of shops and restaurants — it's where the island gathers.

If you want to leave the car in the driveway and walk to dinner or the water, this is the spot. It's also the liveliest, which is the whole point for some people and the tradeoff for others.

East Beach

Tucked against the ocean on the southeast side, East Beach is about as close to true beach living as the island gets — sand at the end of the street, the pier a short ride away.

You'll find everything from older cottages to newer builds here. Summers are busy — that's the deal you make for being that close to the water.

Frederica and the north end

Head north and the island slows down. This is the historic heart — Fort Frederica, Christ Church, and some of the oldest live oaks you'll ever stand under.

It reads quieter and more private, with a little more room between you and your neighbor. If the draw is moss, marsh, and some distance from the crowds, look up here.

Retreat and the mid-island

Closer to the causeway and the middle of the island, you trade a bit of that end-of-the-island seclusion for convenience — quicker on and off, closer to the everyday stuff.

Established neighborhoods, golf, and an easier run to the mainland make this stretch popular with year-round residents.

And the neighbors

Sea Island sits just across the way — its own world, and one I help clients in too. Little St. Simons, off the north end, is largely private and wild. Both shape what it feels like to live out here, even if you never own a foot of either.

So which corner is yours?

That depends entirely on how you want your days to go — walk-to-the-pier lively, end-of-the-island quiet, or somewhere in the easy middle. There's no wrong answer, only the one that fits you.
